If you want to carry out building work, you may require both Planning permission and Building Regulations approval.
Planning and Building Control are separate functions and deal with different sets of legislation.
Planning consider the appearance of a building, it’s use and how it relates to its surroundings whereas Building Control address the functional aspects of a building such as health and safety, accessibility and energy efficiency.
Obtaining approval for one does not mean you automatically have approval for the other. Where Planning permission is required you should aim to obtain this approval before proceeding with Building Regulations.
