Radon in Dwellings

What is radon?

Radon is a colourless, odourless, radioactive gas which can enter buildings from the underlying ground. It is produced naturally as a result of the radioactive decay of uranium. Radon within buildings accounts for about 50% of the exposure of the UK population to radiation.

Why is it a problem?

Health studies around the world have indicated that prolonged exposure to radon above the 'Action Level' , the level at which it is recommended remedial action is taken, increases the lifetime risk of lung cancer. That risk is very much greater for smokers.

Where is it a problem?

Where properties are located close to certain geological features there is an increased risk of radon entering properties.Where there is a greater than 1% risk of being affected by radon above the Action Level properties are considered to be in a ‘radon affected area’.

Parts of the Shropshire area, particularly in the south west and north west have many properties which are in radon affected areas. The majority of these, when tested, prove to be well below the Action Level. See further advice below.

Testing

Testing for radon is the only way of establishing whether radon is present at elevated levels. Tests are usually carried out over a 3 month period, using special detectors distributed by post. Radon concentration is measured in bequerels per cubic metre of air (Bq m3).

The UK background and action levels are as follows:-

  • average level in dwellings -20 Bq m3
  • action level for dwellings - 200 Bq m3
  • action level for workplaces - 400 Bq m3

Should elevated levels of radon be detected following a test of an existing building, advice should be sought on the most appropriate method of remediation. The best protection is likely to be gained from the installation of an underfloor sump which may need to incorporate a fan where levels are particularly high.

Where to obtain further advice

General advice on radon may be obtained by visiting the Ukradon website provided by the Health Protection Agency and British Geological Survey by following the link below.

The website provides:-

  • For a small fee, an opportunity to view and download information on whether a property is considered radon affected (greater than 1% risk of being above the radon action level)
  • An opportunity to order and pay for a radon test kit on line.
  • Links to guidance on radon remediation provided by the Building Research Establishment.

Alternatively, advice on radon tests and requests for test kits may also be made by telephoning the Health Protection Agency on 01235 822622.

Contact our Private Sector Housing Team for local advice on buying and selling homes in radon affected areas and radon protection for existing dwellings.
