Shropshire Strategic Housing Land Availability Assessment

The Draft final 2009 Strategic Housing Land Availability Assessment (SHLAA) Update has now been completed and is available to download at the bottom of this page. This draft version of the draft final 2009. The SHLAA update is open for factual comment until Friday 19th March 2010.

Please note. The SHLAA is an evidence base document and the only type of comments that we are able to accept are those that relate to factual information regarding sites or the report. Comments regarding the merits of individual sites will not be accepted and such representations should be made through the Local Development Framework, Site Allocations and Management of Development document, Issues and Options consultation. This consultation will take place during April – June 2010.

The Shropshire Strategic Housing Land Availability Assessment (SHLAA) provides an informed estimate of land availability for housing at a given point in time. It will form an important part of the evidence base for future development of the Local Development Framework (LDF), and will ensure that Shropshire continues to maintain a five year supply of housing land.

The SHLAA does not determine whether a site should be allocated for housing development, or where future growth should go. Instead the SHLAA sets out information on the availability of land where housing could be developed. It is the role of the Local Development Framework to make decisions on the use of land and to allocate particular parcels of land for development.

The 2009 update has been carried out solely by the officers of Shropshire Council following the same methods that were introduced to them by Baker Associates for the initial 2008 SHLAA.

The initial study commenced in May 2008 when letters were sent to landowners, developers and agents seeking the identification of sites which might be suitable for future housing development. A similar ‘call for sites’ letter was issued in August 2009 asking for any additional sites to be included in the 2009 Update assessment.

After this a series of detailed surveys took place of the identified sites using a methodology which accords with Government guidance which was agreed by the Steering Group (including representatives from housing developers and environmental organisations) for the initial 2008 SHLAA.
