The Shropshire Strategic Housing Land Availability Assessment (SHLAA) provides an informed estimate of land availability for housing at a given point in time. It is an important part of the evidence base for future development of the Local Development Framework (LDF), and will ensure that Shropshire continues to maintain a five year supply of housing land.
Please note: although regional spatial strategies have been revoked under s79(6) of the Local Democracy Economic Development and Construction Act 2009, this SHLAA has a base date of 1 April 2009, and as such reflects the policy framework that was in place at that time.
The SHLAA does not determine whether a site should be allocated for housing development, or where future growth should go. Instead the SHLAA sets out information on the availability of land where housing could be developed. It is the role of the Local Development Framework to make decisions on the use of land, and to allocate particular parcels of land for development.
The 2009 update has been carried out solely by the officers of Shropshire Council following the same methods that were introduced to them by Baker Associates for the initial 2008 SHLAA.
The initial study commenced in May 2008, when letters were sent to landowners, developers and agents seeking the identification of sites which might be suitable for future housing development. A similar ‘call for sites’ letter was issued in August 2009 asking for any additional sites to be included in the 2009 Update assessment.
After this, a series of detailed surveys took place of the identified sites using a methodology which accords with government guidance, and which was agreed by the steering group (including representatives from housing developers and environmental organisations) for the initial 2008 SHLAA.
