
If you are proposing to submit a planning application for open-market housing (even if you are only proposing one dwelling), then a commuted sum proforma would need to accompany such an application before the application can be validated.

Core Strategy
Shropshire's Core Strategy was adopted by us on 24 February, 2011.
The policy (CS11) requires that:
“All new open-market housing development makes appropriate contributions to the provision of local needs affordable housing having regard to the current prevailing target rate, set using the Shropshire Viability Index. For all sites of 5 dwellings and above, the provision of affordable housing will be expected to be on site”.
The Type and Affordability of Housing Supplementary Planning Document (SPD) was formally adopted by Shropshire Council on 16 March 2011. It supplements the Core Strategy. A key element of the SPD is that it outlines the detailed requirements for affordable housing on market developments. In contributing to affordable housing provision, a Section 106 is required to be entered into. Model Section 106 agreements are also available to download from this page.
