Electrical safety

From the 1 April 2021, all landlords will be required to have the electrics in their properties inspected and tested by a person who is qualified and competent, at least every five years

Once the electrics have been checked, copies of the electrical installation condition report (EICR) should be provided to the tenant within 28-days and if the local authority requests it, within 7 days. 

If an EICR indicates than an electrical installation is unsatisfactory ie there is a C1, C2 or FI code, the landlord must ensure that a qualified person carries out further investigation, or remedial works, within 28 days.  Once complete, the landlord is required to send the Local Authority, written confirmation that the work has been undertaken, along with a copy of the original EICR, within 28 days.
